Vice President – Portfolio Management

Summary of Position:

The Vice President – Portfolio Management (VP) will report directly to the Co-Chief Executive Officer (Co-CEO) and will be primarily responsible for managing the company’s lender relationships and financing activities, in addition to other critical strategic and tactical portfolio management responsibilities.

He or she will underwrite, evaluate and procure debt for new acquisitions as well as the company’s existing property portfolio. He/she will work closely with the Co-CEOs, SVP Accounting and Compliance, Acquisitions Analyst and Asset Management and Accounting teams to formulate and execute the company’s debt and investment strategies. The VP will also lead certain special projects related to Linear’s portfolio and strategy.

In addition, the VP will collaborate with the Accounting and Asset Management groups to ensure timely and accurate preparation of periodic reporting requirements including the company’s annual business plan, quarterly valuations and other ad hoc reporting requirements. The VP will assist the Co-CEO with the disposition of non-strategic assets and also oversee the procurement and administration of Linear’s property and liability insurance.

The VP will be an organized and detail-oriented executive and manager with broad real estate finance, investment and valuation experience who thrives on juggling many projects at once. He/she will be a self-starter and be comfortable working independently and as part of a team. The VP must possess sound business instincts as well as the interpersonal and communication skills necessary to collaborate effectively with team members, lenders, brokers and other industry professionals. The right person for this position will be an effective leader with a positive attitude who is willing to roll up their sleeves when necessary.

Roles and Responsibilities:

  • Maintain and expand lending relationships with multiple sources of debt including local & national banks, insurance companies and mortgage brokers.
  • Point person for all financing activities. Structure, negotiate, manage and close all financings. Financing transactions will range from single asset loans to multi-asset portfolio financings and acquisition facilities.
  • Maintain knowledge of current debt markets through regular interaction with lending community and mortgage brokers.
  • Oversee loan compliance testing in coordination with the Accounting and Asset Management teams to ensure conformance with all required loan reporting and debt covenants.
  • Engage with Co-CEOs, Acquisition team, SVP Leasing and SVP AM in the evaluation and selection of new investments and disposition of existing properties.
  • Foster open communication with the Co-CEOs on all critical financing, investment strategy and insurance matters.
  • Responsible for designing and leading research efforts related to company’s investment strategy, portfolio performance and market conditions.
  • Oversight of risk management program, primarily company’s property and liability insurance coverage. Point person for communication with insurance brokerage team. Responsible for procurement of coverage, administration of policies and compliance with lender requirements.
  • Participate in quarterly valuation process. Coordinate collection of market data including sales, lease and debt comps with Acquisitions and Asset Management Analysts.
  • Point person for certain periodic reporting requirements including coordination with SVP-AM regarding the completion of annual business plan and monthly and quarterly reporting to partners as well as drafting board approval memoranda for financings.

Qualifications:

  • Minimum of 8-10 years of directly relevant experience in real estate finance and/or investments or managing debt procurement as principal, lender or broker.
  • Bachelor’s degree in Business, Real Estate or Finance. MBA or Master’s in Finance or Real Estate preferred.
  • Experience in financing and/or acquiring commercial real estate with focus on shopping centers and retail properties preferred.
  • Comprehensive understanding and mastery of real estate finance, valuation and investment concepts.
  • Strong organizational, interpersonal and management skills necessary to execute and manage multiple projects simultaneously.
  • Ability to work independently and as part of a team. Think creatively and strategically.
  • Fluency in Argus, Excel and Word.
